Competition for the M
Anthony Marnell III, the developer behind the M Resort Spa Casino in Henderson, Nevada, wants to give his former baby a little competition. He recently filed a conceptual site plan to build a new resort with a casino, 600-room hotel, food hall, meeting space, a pool, and all the other trappings of a Las Vegas-area casino resort.
It would be located on a 35-acre stretch of land on the northeast corner of Las Vegas Boulevard and St. Rose Parkway, about eight miles south of the Las Vegas Strip. Directly across the street is the M Resort Spa Casino, which Marnell and his company, Marnell Corrao Associates, developed over a decade and a half ago.
Penn Entertainment has owned M Resort since 2011; Marnell told the Las Vegas Review-Journal this week that his potential project would be “absolutely in direct competition” with his former property. Penn just said this week that the M’s new second hotel tower will open December 1.
No construction is imminent – Marnell’s project is just in the planning stages and he thinks it will still be three to five years before anything begins. According to the Review-Journal, this first filing is to get “comments and direction on next steps” and there are still other applications that will have to be approved by the Planning Commission and City Council before Marnell can proceed.
Primm not looking great
In other, less positive news for the area, the Clark County Commission has officially approved Buffalo Bill’s hotel and casino’s plan to close for at least two years. Buffalo Bill’s, located in Primm, Nevada, has been closed since July 7, but still needed permission from the Commission to implement its two-year plan for temporary closure.
In this case, “temporary” does not necessarily mean that Buffalo Bill’s will reopen in 2027. Rather, ownership plans to reopen eight to ten times per year to accommodate concerts and events at its Star of the Desert Arena. During those times, the casino and restaurants would be open.
Whiskey Pete’s, one of the Primm Valley Resorts also owned by Affinity Gaming, closed at the end of 2024 and received the go-ahead to reopen occasionally for special events. Affinity is now focusing its money and efforts on Primm Valley Resort & Casino, the last remaining Primm casino.
Though Buffalo Bill’s and Whiskey Pete’s are all but dead, they will live on digitally, as fictitious versions of them are featured in the hit 2010 video game, Fallout: New Vegas. Primm is a city in the game and within it stands the Bison Steve Hotel, based on Buffalo Bill’s, and the Vikki and Vance Casino, modeled after Whiskey Pete’s and Primm Valley Resort & Casino.
